1. Introduction

Welcome to Essential Checks ("we", "our", "us"). By booking a service or using our website, you agree to these Terms & Conditions.

These terms apply to all customers ("you", "your") using any of our services through our website, by phone, or via email.

2. Our Services

Essential Checks provides professional property compliance and safety inspection services across London and surrounding cities.

Our services include (but are not limited to):

  • Fire Risk Assessments (FRA)
  • Electrical Installation Condition Reports (EICR)
  • Portable Appliance Testing (PAT)
  • Energy Performance Certificates (EPC)
  • Fire Alarm Installation & Servicing
  • Emergency Lighting Testing & Maintenance
  • Inventory Check-In / Check-Out Reports
  • Other property safety and compliance inspections

All Fire Risk Assessments are carried out in-house by qualified assessors certified through NEBOSH, IFSM, IFE, or other OFQUAL-regulated training providers.

Other services may be performed by approved subcontractors or partner companies accredited by recognised professional bodies such as NICEIC, NAPIT, or the Gas Safe Register.

Essential Checks remains responsible for the overall quality, delivery, and compliance of all services provided, including those carried out through subcontracted professionals.

3. Pricing and Payment

All prices are clearly displayed before booking and may vary depending on property size, service type, and location.

Full payment is required at the time of booking, unless otherwise agreed in writing.

Payments are processed securely via Stripe or another verified payment processor.

Additional travel or parking costs may apply for:

  • Properties outside standard coverage area
  • Locations within the Congestion Charge Zone
  • Properties where paid parking is required

No additional charges apply for properties within ULEZ zones.

All prices exclude VAT unless otherwise stated.

4. Cancellations and Rescheduling

You may cancel or reschedule a booking at least 24 hours before your scheduled appointment at no cost.

Cancellations made within 24 hours of the appointment may incur a 50% cancellation fee.

If our assessor or engineer cannot gain access to the property at the scheduled time, the full service fee may still apply.

If we must reschedule due to unforeseen circumstances (e.g. illness, severe weather, or vehicle breakdown), we will offer an alternative date at no extra cost.

5. Reports and Certificates

Reports, certificates, and recommendations are issued after the service is completed and full payment has been received.

Findings reflect the condition of the property at the time of inspection.

Recommendations are advisory and must be acted upon by the client to maintain legal compliance.

Essential Checks is not responsible for:

  • Work carried out by third parties based on our reports
  • Changes to the property after inspection
  • Failure to implement safety recommendations

6. Liability

Essential Checks provides all services with reasonable care, skill, and in accordance with current UK regulations.

Our total liability for any claim shall not exceed the total fee paid for the service in question.

We are not liable for indirect, consequential, or incidental losses, including loss of business, income, or reputation.

Nothing in these terms limits liability for death, personal injury, or fraud caused by our negligence.

7. Subcontracted Work

Some services — such as electrical testing, gas inspections, or energy performance assessments — may be carried out by subcontractors who are vetted and approved by Essential Checks.

All subcontractors hold valid qualifications, insurance, and memberships with relevant governing bodies.

Essential Checks remains responsible for ensuring that subcontracted work meets professional and regulatory standards.

8. Data Protection

Essential Checks processes all personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

Your personal information is used only for booking management, report delivery, invoicing, and service communication.

We do not sell, rent, or share personal data except where necessary to deliver your service (e.g. sharing details with approved engineers).

Payments are handled securely via Stripe; Essential Checks does not store or access your payment card information.

We are registered with the Information Commissioner's Office (ICO) under registration number ZC002222.

9. Governing Law

These Terms & Conditions are governed by and interpreted in accordance with the laws of England and Wales.

Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
